Sig Strautmanis and Josh Hafron, from General Capital Group, spoke to the Rotary Club about their real estate project in Delavan, converting a 75 year old industrial building into loft-style apartments. The Bergamot Brass Works Apartments will be Delavan's first family apartment development financed with affordable housing tax credits. General Capital Group is based in Fox Point, WI and has done many projects in Wisconsin and Illinois. Many have been mixed use projects with commercial and housing combined. They pay attention to brand dynamics and look at the context and what’s in the community. This project in Delavan is combining historic preservation tax credits and affordable housing tax credits. This building is perfect for renovation because it is long and narrow, has good lighting, wood floors and cool windows. It will be 73 units and have a total cost of $16,375,379. They anticipate occupancy in March, 2020, and are doing environmental remediation now. They expect 117 direct and indirect jobs impact.
